How much does it cost to build a house in Colombia per m² in 2026?
Draft under review.

The cost to build a house in Colombia per m²: national 2026 figures, costs from five houses I worked on, and how to put together your budget.
The cost to build a house in Colombia today, according to a 2026 national reference based on Camacol data, runs from COP 2.5 million to COP 3.5 million per m² for midrange housing and from COP 4.5 million to COP 7 million for high-end housing, excluding land, permits, and VAT. On the houses I have worked on, construction has cost about COP 1.2 million to COP 2.6 million per m², in pesos from the year of each project. The house I currently have under construction is budgeted at about COP 2.5 million per m². Below, I explain where these figures come from, why they vary so much, and what you need to ask before accepting any price per square meter.
Cost to build a house in Colombia: 2026 figures
An article from vivienda.com.co, dated March 18, 2026, says it draws on Camacol analysis and consultations with suppliers. It puts construction costs for a midrange home at COP 2.5 million to COP 3.5 million per m², and for a high-end home at COP 4.5 million to COP 7 million per m². Those figures include AIU (the contractor's administration, contingency, and profit allowance), but exclude land, permits, and VAT. The site does not publish its methodology, so I use them as a rough indication of costs.
The trend is clear, though. According to a Bancolombia report using DANE data, published on September 25, 2026, the building construction cost index rose 6.6% in the year through June 2026, while labor costs rose 13.9%. A budget from two years ago is already too low.
What it cost to build five houses (per m²)
National figures provide context, but a real budget comes from real projects. These are five houses I worked on, with the construction cost divided by the floor area, rounded and expressed in pesos from the year of construction:
- Casa Erazo, 2014 to 2015, 325 m², two stories, urban lot (I was the on-site construction supervisor): about COP 1.2 million per m².
- Casa Ballesteros, 2019 to 2020, 543 m², one story, in a residential subdivision: about COP 1.2 million per m².
- Casa Wasmer, 2022, 270 m², one story, in a residential subdivision: about COP 2.6 million per m².
- Casa Rengifo, 2023, 644 m², two stories and a basement, in a residential subdivision: about COP 1.45 million per m².
- Casa Villegas, under construction (2026 to 2027), 280 m², two stories, in a residential subdivision: about COP 2.5 million per m², based on its budget.
Before using these figures, keep two things in mind. They are not adjusted for inflation, so the 2014 figure cannot be compared directly with the 2026 figure. Each cost reflects that project's scope, which also limits direct comparisons. Prices also vary from city to city.

Why the price per m² varies so much between houses
The lot: urban, rural, or in a condominium development
Building on an urban lot is different from building in a rural subdivision or a country condominium development. Outside the city, access, utility connections, and often earthwork need to be addressed. In a condominium development, you also have to follow the property's rules. The slope of the land and the findings of the soil study can change the budget before the first wall goes up.
The design and seismic zone
A two-story house with a basement, such as Casa Rengifo, needs a different structure from a single-story house. Long spans, cantilevers, and the type of facade also affect costs. In Colombia, every structure must comply with NSR-10 (Colombia's earthquake-resistant construction code). In cities with a high seismic hazard, this has an even greater effect on the quantities of steel and concrete required.
The finishes
Finishes account for the biggest differences between projects. Two houses with the same floor area and structure can end up with very different budgets depending on flooring, woodwork, the kitchen, and bathrooms. If a quote does not specify the finishes included, its price per m² tells you very little.
Obra negra, obra gris, or llave en mano
In Colombia, construction is quoted at three levels of completion. Obra negra (the structural shell) includes the structure, walls, and roof. Obra gris (construction ready for finishes) adds plastering, utility lines, and installations. Llave en mano (turnkey construction) delivers a finished house ready to live in. A price per m² for obra gris cannot be compared with one for llave en mano.
Design work and the building permit
Before building, you need architectural plans, structural calculations, electrical design that complies with RETIE (Colombia's technical regulations for electrical installations), and plumbing and drainage design. The electrical installation is certified when construction is complete. These designs are needed to obtain a building permit from a curaduría (the private licensing office that issues building permits) or the municipality's planning office. Some quotes include this work in the price per m², and others do not.
Building with a permit
Not everyone obtains one. In one departmental capital in southwestern Colombia, according to Camacol data cited by La República on November 19, 2025, 26% of homes completed there between 2022 and the third quarter of 2025 were informal construction: 2,315 out of 8,863. A house without a permit or structural calculations may cost less per square meter, but in a country with seismic risk, it is a gamble I would not recommend to anyone.
How to put together your house budget
My recommendation is to start with the lot and what you want to build, rather than a price per m². Those give you the basis for an initial design. From that design, you can develop a budget using actual quantities, a construction schedule, and a cash flow plan showing how much money you need each month. It takes longer than asking for a number over the phone, but it is the most reliable way to keep the project within that number.

Through the services I provide, I cover that whole process: design through permitting, calculations and technical designs, budgeting, scheduling, cash flow planning, construction management, and construction. Fees are calculated per m² and included in each project's proposal. If you already have a house to renovate, see the guide to renovating a house in Colombia.
Frequently asked questions
What does construction cost per square meter in Colombia in 2026?
National reference figures for midrange housing run from COP 2.5 million to COP 3.5 million per m², including AIU but excluding land, permits, and VAT. For high-end housing, they run from COP 4.5 million to COP 7 million. The house I currently have under construction is budgeted at about COP 2.5 million per m². Your house's cost depends on the lot, city, design, and finishes.
How much does it cost to build a 100 m² house in Colombia?
As a rough calculation, at COP 2.5 million per m², construction would cost about COP 250 million, excluding the lot; at COP 3.5 million, about COP 350 million. This is multiplication, not a quote. The actual figure comes from the design and the finishes you choose.
Does the price per m² include the land?
Usually it does not. The lot is an additional cost. Ask for a written quote specifying what is included: design work, the permit, finishes, AIU, and taxes.
Is it more expensive to build a country house than a house in the city?
It depends on the land. A subdivision or condominium development often involves costs for access, utility connections, and earthwork that are already addressed on an urban lot. It is worth assessing the lot before buying it.
How much does it cost to build a two-story house?
There is no single figure. The second floor changes the structure and adds a staircase, and everything must comply with NSR-10. In my projects, two-story houses fall at both the lower and higher ends of the range, depending on the year and finishes.
If you have a lot, or are about to buy one, use the quote tool and tell me where it is, how many square meters you want to build, and what you have in mind for the house. With that information, I can give you an initial idea of the budget.
